Rental Selection Criteria
Thank you for expressing an interest in . You will be asked to provide certain personal information so that we can make a determination as to your eligibility for an apartment in our complex. Eligibility will be based on income, acceptable credit, clean criminal record and ALL verifiable documentation. In addition applicants are subject to a credit, criminal, landlord / tenant court and sex offender registry background check.
Once you have applied and passed the background check, a leasing representative will contact you to work with you to obtain all of the necessary documents below. Original documents are needed for verification. ALL applicants and residents to be residing in the rental unit must submit ALL of the documents listed.
Please note that we have a $45.00 non-refundable fee for the background check per person (credit card online or money order in our office only).
  1. Two (2) forms of picture ID.
  2. Copy of Social Security card for ALL members of the household.
  3. Birth Certificates or Passports for ALL members of household.
  4. Three (3) current consecutive pay stubs for every working member of the household over the age of eighteen.
  5. Proof of additional income - i.e. Pension, Social Security, Alimony, Court Ordered Child Support, etc.
  6. Employment verification letter, on letterhead, verifying annual salary and length of employment for every working member of the household over the age of eighteen.
  7. Copy of tax return, (with W-2 and 1040 form for last year), for every working member of the household over the age of eighteen.
  8. Copy of current lease or notarized letter verifying tenancy. (Letter must state length of tenancy and current account standings.)
  9. Last six (6) months of cancelled rent checks.
  10. Last utility bill, cell phone bill or piece of mail verifying current address.
  11. Lead test for all children under 6 years of age.

LP (the "Landlord") evaluates each rental application with a scoring method provided through an independent third party contractor (The Screening Pros, LLC) that weighs the indicators of future rent payment performance. An unsatisfactory credit report can disqualify an applicant from renting an apartment in this community. An applicant will be denied if he or she has been evicted by a landlord in the past 24 months or has a collection or debt owning to a previous landlord. The Landlord will reject an application where any member of the household has been convicted of any criminal activity, including but not limited to drug activity, violent criminal activity, or any other criminal activity that would threaten the health, safety or right to peaceful enjoyment of the premises by other residents. Also, applicants with any member of the household who is subject to a lifetime registration requirement under a state sex offender registration program and sex offenders who are not subject to registration will be rejected.
